General Rules Our home is located in a residential community populated by families and working professionals. We pride ourselves on being good neighbors and ask that you treat the home and our neighbors as you would your own. We have strict policies regarding noise, smoking, occupancy limits, property damage, and cleanliness. By following these guidelines, you will ensure that the home stays in great condition for those who follow and that we uphold our values and our promise to our neighbors. Breaking any of these House Rules may result in eviction and forfeiture of payment. We strictly enforce the following rules: This is a smoke-free home. No smoking of any substance, including vaping No parties Quiet Hours from 10P to 8A are strictly enforced. Properties may include a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. There is no electronic video surveillance monitoring pools or spas, or on the interior of the house. No noise that can be heard from outside No firearms No illegal drug use No alcohol consumption by guests under 21 No fireworks/hazardous materials Smoke, Carbon Monoxide, Security Cameras, and Noise Detectors should not be unplugged or tampered with. No swimming in non-designated areas which includes Canal, Pond, and Creek. Do not place hot pans or substances on counter tops as they may damage counter tops. Thermostat to be set between 72 and 78 degrees. Setting the Thermostat below 72 degrees or above 78 may damage the heating and cooling system. This property features 3 security camera's. The first camera is located outside the front door facing outward which continuously records audio and video. The second camera is located outside on the side of the house facing outward which continuously records audio and video. The third camera is located on the outside of the garage facing outward which continuously records audio and video. No cameras in interior spaces and no cameras look into interior spaces. Playground / Play Structure / Hammock / Swings: The GUEST acknowledges and agrees that any use of these amenities located on the premises is at their own risk. The GUEST assumes full responsibility for the supervision of any children or minors utilizing the amenities dur ing their stay. The HOST shall not be held liable for any injuries, accidents, or incidents that may occur as a result of the use of the amenities. The GUEST agrees to indemnify and hold harmless the HOST from any claims, damages, or liabilities arising from the use of the amenities by themselves, their guests, or any accompanying children or minors. Maximum number of Guests We want to ensure you enjoy yourself and support you having family and friends over periodically during your stay. Maximum number of occupants that reside in the property is 22. This house is Pet Friendly, however, you are required to follow these pet rules: We only accept dogs. Unfortunately, we do not accommodate cats in any of our vacation homes. Maximum of 2 Pets The property has a fenced area, however, this may not be sufficient to contain your pet. If you leave your dog unattended in the house please secure them in the laundry room. All pets must be registered with us for the reservation at booking. You must provide the number of dogs, breed type, and weight of each dog. Dogs shall be completely house-trained and crated if left alone at the Rental Property on their own. Dogs nails shall be groomed and trimmed to reduce scratching of the floors. All pet waste either inside or outside home shall be immediately picked up and discarded in a sealed bag. There is a Poop Scoop on the deck and dog waste bags are located in laundry room in the dog drawer. Dogs shall not urinate or defecate anywhere on-premise. Dogs shall be walked on leashes. In the event that your dog causes any damage and/or requires excessive cleaning due to shedding fur and left waste matter, Ninebark Vacation Rentals may recover costs. Pet fees and sales taxes shall apply to all pet dogs and emotional support dogs. Any unpermitted pet(s) found in or about the rental property will be grounds for expedited eviction and forfeiture of all monies paid. You will be responsible for any and all costs for enforcing such a termination from the property and any related services required to bring the home back to its original condition. Pool Rules & Safety Your safety is our first priority. We ask that all guests review the following Pool Rules and watch the following pool safety video. No animals in Pool. No glass in Pool. No diving. No oils, bath bombs, or anything may be added. Watch children at all times. Children should not use the swimming pool without an adult in attendance. Use Pool at your own risk. No Life Guard on duty. Swim diapers required for children who are not toilet trained. Pool is equipped with a solar blanket. The solar blanket is not a safety device and will not prevent someone from accidental drowning. Agree to "Pool Terms of Use" outlined below. Pool Terms of Use a. The GUEST acknowledges that the property contains a pool and/or hot tub (hereinafter referred to as “Amenities”). The GUEST agrees to use the Amenities at their own risk and accepts full responsibility for their safety, as well as the safety of any accompanying individuals. b. The GUEST acknowledges and understands that the use of the Amenities involves inherent risks, including but not limited to drowning, slipping, falling, or sustaining injuries. The GUEST voluntarily assumes all such risks and releases the HOST from all liability arising from the use of the Amenities. c. The GUEST agrees to abide by all rules and guidelines provided by the HOST regarding the use of the Amenities. The GUEST shall ensure that all individuals using the Amenities under their supervision also comply with these rules and guidelines. d. The GUEST shall exercise reasonable care and caution while using the Amenities. Children and individuals who are not competent swimmers must be always supervised by a responsible adult when in or around the Amenities. e. The GUEST agrees to keep the gates, doors, and covers of the Amenities closed and secured when not in use, especially when children are present. The GUEST shall not tamper with or attempt to disable any safety features, equipment, or devices related to the Amenities. f. The GUEST agrees to refrain from using the Amenities while under the influence of alcohol, drugs, or any substances that may impair their judgment or physical abilities. The GUEST shall ensure that all individuals using the Amenities under their supervision are also in a fit condition to do so safely. g. The GUEST acknowledges that the HOST has not made any representations or warranties regarding the safety or condition of the Amenities. The GUEST accepts the Amenities in their “as-is” condition and agrees that the HOST shall not be held responsible for any defects, malfunctions, or hazards associated with the Amenities. h. The GUEST acknowledges that the HOST insurance may not cover any injuries or damages sustained while using the Amenities. The GUEST is encouraged to obtain their own insurance coverage to protect against such risks. Breakages We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later.
