My wife and I recently purchased our vacation home and just completed updating the entire home. We are so excited to share it with you. The home has been fully remodeled and is a spacious 5-bedroom, 3.5-bathroom, on 10 Acres with a full game room, indoor pool, and is truly the ideal hub for your up north getaway. Dine in the open living and dining room area connected to the kitchen which also leads out the deck. The deck has a gas grill, with a fenced-in backyard allowing you to relax as your kids and pets roam freely. Meijer, a large grocery store, is across the street making it easy to grab anything you might need including highspeed EV charging. Sleeping: Comfortably sleeps 22 with 14 beds on 3 separate floors. EV Charger: Tesla Super Charger and Electrify America High Speed Charging Station (CCS1 & CHAdeMO) across the street from the house located at Meijer. In addition, we have a 110 outlet in the parking area that we encourage people to plug in their cars. House Rules
Welcome! Our home is in a quiet residential neighborhood. Please treat the property and our neighbors with care and respect. Rental Agreement Required A signed rental (license) agreement is required prior to check-in. Check-in instructions will be provided once completed. We are allowed to cancel a guest’s reservation if they refuse to sign a rental agreement without penalty. See full license agreement below. Occupancy Maximum overnight occupancy is 22 guests. All guests must be disclosed at booking. No Parties / Noise No parties or events. Quiet hours are 10:00 PM – 7:00 AM. Noise should not be audible outside the home at any time. Smoke-Free Home No smoking or vaping of any substance anywhere inside the property. Monitoring Devices The property may include exterior security cameras only, a noise monitoring device (sound levels only), and environmental monitors. No interior cameras and no cameras monitoring pools or spas. Safety & Prohibited Items No firearms, illegal drugs, fireworks, or hazardous materials. Guests under 21 may not consume alcohol. Swimming is permitted only in designated areas. Pets (Dogs Only) Maximum 2 dogs. Pets must be registered at booking. Additional pet-related cleaning or damage may result in extra charges. Pool Use & Safety The pool is provided for your enjoyment. Please use it responsibly. • Use at your own risk; children must be supervised at all times • No animals or glass in the pool area • No diving • No oils, bath bombs, or additives • Swim diapers are required for children who are not toilet-trained • No lifeguard on duty • Please keep pool gates, doors, and covers secured when not in use Property Care Use trivets for hot cookware. Please keep thermostat between 68°F and 78°F. Do not tamper with safety or monitoring devices. Amenities Use of the pool, hot tub, playground, swings, and outdoor amenities is at your own risk. Children must be supervised at all times. By staying at the property, guests acknowledge the ordinary risks associated with residential living and outdoor amenities, including stairs, weather conditions, and pool use. LICENSE AGREEMENT This LICENSE AGREEMENT ("Agreement") is entered into and made effective on the signing date by and between 654 S Townline, LLC (“Licensor”) and %guest_full_name% (“Licensee”) (together the “Parties”). The Parties specifically agree as follows: 1. PREMISES; NATURE OF AGREEMENT. Licensor hereby grants to Licensee, and Licensee accepts, a temporary, revocable, non-exclusive license to occupy and use the Premises located at %listing_full_address% (the “Premises”) for short-term residential lodging purposes only, subject to the terms and conditions of this Agreement. This Agreement is a license and not a lease, tenancy, or conveyance of any interest in real property. Nothing in this Agreement grants Licensee any estate, possessory interest, or tenancy rights in the Premises. Licensee’s right to occupy the Premises is limited to the Term stated herein and is subject at all times to the rules, policies, and control of the Licensor. Licensee acknowledges that this Agreement creates a temporary lodging arrangement only and does not establish a landlord-tenant relationship, tenancy, or right of continued occupancy. 2. TERM; CHECK-IN AND CHECK-OUT. The license granted under this Agreement begins on %check_in% and automatically terminates on %check_out% (the “Term”). Check-in time is 4:00 PM, and check-out time is 10:00 AM, unless otherwise expressly approved in writing by Licensor. Early check-in or late check-out is not permitted without prior written approval and may result in additional charges or termination of the license. 3. PAYMENTS. The total license fee owed for the Term is %total%. Refunds, if any, are governed by the applicable cancellation policy. The total fee for the License granted under this Agreement shall be the amount displayed on the booking platform through which the reservation was made and as reflected in the Licensee’s booking confirmation email. By completing the reservation, Licensee agrees to pay the total amount shown on the platform, including all applicable taxes, fees, and charges identified in the confirmation. In the event of any discrepancy, the reservation details and confirmation email issued by the booking platform shall control. 4. OCCUPANCY AND SURRENDER. Licensee’s right to occupy the Premises is limited to the Term of this Agreement. Upon expiration or earlier termination of the Term, Licensee shall immediately vacate the Premises, remove all personal belongings, and surrender access to the Licensor in the same condition as received, ordinary wear and tear excepted. 5. HOLD OVER. Unless otherwise approved in writing by Licensor, Licensee must vacate the Premises by the designated check-out time on the Departure Date. Any unauthorized occupancy beyond the Term constitutes a violation of this Agreement and may result in additional fees of $50 per hour, termination of access codes, and removal from the Premises. Vehicles left on the property after the Term may be towed at Licensee’s expense. Personal property left behind may be removed and stored at Licensee’s expense or disposed of in accordance with applicable law. Any holdover occupancy shall not create a tenancy or landlord-tenant relationship under any circumstances. 6. MINIMUM STAY. This property requires a 1 night minimum stay on weekdays and 2 night minimum on weekends. Longer minimum stays may be required during holiday and peak periods. 7. USE OF PREMISES. Licensee shall occupy and use the Premises as a dwelling unit. Licensee will maintain the premises in good order and appearance, including keeping the premises free of trash and garbage. Reasonable wear and tear are the only exceptions to damage to the premises. Licensee shall not use the property for any commercial purpose. 8. OCCUPANTS. No more than %guests% may occupy the Premises at any one time unless the prior written consent of the Licensor is obtained. All guests over the age of 2 are counted towards the maximum. 9. IDENTITY VERIFICATION; FRAUD PREVENTION. Licensee represents and warrants that all information provided in connection with the reservation is true, accurate, and complete. Licensor reserves the right, at any time prior to or during the Term, to require verification of Licensee’s identity, including the production of a valid government-issued photo identification and verification that the name on the reservation matches the name on the payment method. 10. RIGHT TO REFUSE SERVICE; PRE-OCCUPANCY CANCELLATION. Licensor reserves the right, in its reasonable discretion and at any time prior to Licensee’s occupancy of the Premises, to refuse service or cancel the reservation if Licensor reasonably determines that the reservation violates this Agreement, applicable law, house rules, occupancy limits, or presents a risk to the property, neighbors, guests, or community. In such event, Licensor may cancel the reservation and refund amounts paid in accordance with the cancellation provisions of this Agreement, or as otherwise required by law. 11. PAYMENT DISPUTES; CHARGEBACKS. Licensee agrees that all disputes relating to charges under this Agreement must be raised directly with Licensor and resolved pursuant to the dispute resolution provisions of this Agreement. Licensee agrees not to initiate a chargeback, payment dispute, or reversal with any credit card company, bank, or payment processor for any charge authorized under this Agreement, except in the event of fraud or billing error as defined by applicable law.
